How a court auction works in Slovenia

Where the official list is, what starting price and deposit mean, and that the payment deadline is not a fixed 30 days.

Where the official list is

Court auctions are published by the Supreme Court of Slovenia at sodnedrazbe.si. Tax-authority auctions of seized assets are separate, at furs.edrazbe.si. Registration and bidding happen only there.

What the starting price means

The starting price is where the auction opens. It is not a price someone has already paid, and it is not a market valuation. The appraised (determined) value is the court valuation in the official notice. The discount we show is the gap between those two public figures. It is not a promise that you will buy at that price.

Deposit (securityPrice)

The notice states a deposit amount (source field securityPrice). That is the figure to pay to take part, not one tenth of the starting price if the two differ. Under Article 185 of the Enforcement and Securing of Civil Claims Act (ZIZ, unofficial consolidated text) the deposit is generally one tenth of the determined value and is also written in the sale conditions; the amount on the official notice or order is what you pay.

Only someone who pays the deposit no later than three working days before the auction may take part (ZIZ Art. 185). This is not legal advice; check the specific notice.

Payment deadline for the purchase price

The statute does not set a single deadline such as 30 days for a court sale of real estate. The court sets the deadline in the sale conditions. Under ZIZ Article 184 (unofficial consolidated text) the buyer pays into the court deposit account, and the deadline must not be longer than six months from the sale date, even for instalments.
